Why lighting gets planned early
Lighting and outlets are decided during design, not after the tile is up. A vanity light that is centered on the old mirror, a single ceiling fixture that leaves the shower dark, or one outlet shared by two people at the sink are all common in Herndon bathrooms that have never been updated. Fixing them means opening walls and ceilings, which is easy during a remodel and annoying afterward.
Lighting the vanity
A single fixture above the mirror lights the top of your head and casts shadows under your eyes and chin. Exhaust fans
An exhaust fan that is too small, too loud to use, or ducted into the attic is one of the most common problems we find. The Virginia Residential Code requires bathroom exhaust to discharge to the outdoors, not into an attic or crawl space (https://codes.iccsafe.org/content/VARC2021P1/chapter-15-exhaust-systems). If your fan runs into the attic today, the remodel is the time to fix that. Venting through an exterior wall or the roof adds a vent cap outside; if your home is in Herndon's Historic District Overlay or a community with an HOA, check whether that exterior change needs review.

Heated floors and other extras
A heated tile floor, built with Schluter Ditra-Heat, needs a circuit and a thermostat placed where you can reach it. Other upgrades people add during a Herndon bathroom remodel include a lit shower niche, a night light at floor level, an outlet inside a vanity drawer or medicine cabinet for a toothbrush or razor, and a fan with a humidity sensor so it runs when it is needed. None of these is complicated on its own, but each one has to be decided before the walls close, because adding them later means cutting tile or drywall.
We also look at the existing circuit. In older bathrooms, the lights, the outlet and sometimes the next room can share a single circuit, which is why a hair dryer and a space heater trip the breaker. The written scope says what we will change and what stays.
Permits for electrical work
Inside the Town of Herndon, electrical work needs its own permit, separate from the building permit (https://www.herndon-va.gov/departments/public-works/building-inspections/how-do-i-apply-for-a-permit). Outside town limits, Fairfax County's Land Development Services issues electrical permits. Inspections happen before walls close and at the end.
